When a transaction is under contract I will:
- Handle all documents securely.
- Calendar all important dates and deadlines on agent's calendar (google).
- Introduction email will be sent providing a timeline of deadlines with a copy of the executed contract to coop-agent, buyer's agent, lender and title company.
- Ensure everything is fully executed with dates, initials, signatures, broker information is completed.
- Submit all required contract documents to broker for compliance.
- Send/request disclosure packages and gather signatures if needed.
- Ensure the lender, title company, and broker receive any amendments or changes to the contract.
- Verify EM deposit and obtain receipt from escrow.
- Verify inspection date and time. Ensure all parties have received reports to review.
- Keeping in contact with the title company and lender throughout the transaction. Provide agent email updates on the status of the transaction keeping you informed.
- Update deadlines due to any changes in the contract.
- Order Home Warranty per contract if needed.
- Confirm inspection has been set up in accordance with offer deadline.
- Monitor appraisal timeline and completion with the lender.
- Coordinate and monitor buyers loan status with lender.
- Review draft Commission Disbursement. If TC is completing CD request, form MUST BE approved by agent before submitting to escrow and compliance.
- Upload all disclosures, documents, and reports into agent's online transaction management service as they are received or fully executed throughout the transaction.
- Maintain constant contact with all parties involved for status updates as well as outstanding items.
- Verify escrow has all required documentation.
- Coordinate and confirm clear to close and closing date/time.
- Conduct a final audit of file 7 days prior to closing to ensure all documents are uploaded and the file is complete.
- Upload Final HUD/ CD to online transaction management service for compliance ensuring agent is paid.

- Submit all executed contracts, counter-proposals, and amendment extensions (if applicable).

- Submit inspection responses.
- Send email to your client with documents from transaction and ask for a review on your preferred site.
SELLERS SIDE:
- Draw up pre listing paperwork/upload Listing Agreement and all broker required forms for compliance.
- Verify all signatures are on all documents.
- Upload all forms, amendments, and addendums for compliance.
- Input listing on MLS
- MLS status changes (pending//closed etc.)
- Send email to your client with documents from transaction and ask for a review on your preferred site.
Agent Expectations
- Submit and pay all fees with local MLS and broker association necessary for licensed assistant access.
- Review all documents before submitting to clients. (If TC is drafting documents, the agent will review before being sent to client)
- Review disbursements, contracts, and settlement statements.
- Communicate with their clients during entire transaction.
- Negotiate repairs and any changes to the contract.
- Advise the client of any changes to timelines.
- Uphold their fiduciary duties to their clients at all times

Setup New Listing File
- Draft listing documents and submit to client along with any required disclosures for signatures with agent as reviewer
- Complete listing file creation in agent's compliance file
- Input listing into the MLS incomplete.
- Agent will approve/edit MLS input before going live
- Add required documents to the MLS listing such as legal description, disclosures, etc.
- Add all listing documents, disclosures and any other required documents to broker’s online compliance management software ensuring file is complete.
